Commercial Heating and Cooling in Cheney

Shops, offices, clinics and restaurants call us to repair, service and replace their heating and cooling equipment. Power and gas get shut down and locked out before we open a unit, your customers stay clear of our work area, and a written quote comes before any work.

Keeping Your Building Heated and Cooled

Small commercial buildings mostly rely on packaged rooftop units, split systems or gas-fired unit heaters. That equipment works harder than what you find in a house. It runs more hours, serves more people and often sits up on a roof where no one checks it until it stops.

We handle it with the same care on every call. We lock out power at the disconnect. We shut off the gas and check for leaks before relighting. Up top we keep away from roof edges and skylights, and down below we keep ladders and tools out of the routes your staff and customers walk.

When the system quits on a hot July afternoon or a frozen January morning, we pick up any hour, with no emergency or after-hours fees. Planned work can be booked around your business hours so you stay open.

What Commercial Service Includes

Repairs on rooftop units
On packaged units we track down and replace failed compressors, fan motors, capacitors, contactors, belts and control boards. We show you the problem before any part gets swapped.
Safety checks on gas heat
We look over heat exchangers for cracks, test burners and flame sensors, and check combustion and venting. A cracked exchanger or blocked flue can push carbon monoxide into a building full of people, so these checks come with every heating call.
Split systems and hanging heaters
Many back offices, warehouses and shop bays run on split systems or suspended gas heaters. We service and fix both kinds.
Controls and thermostats
We wire and program single and multi-zone thermostats so the space is comfortable at opening time and the system isn't running overnight.
Replacing worn-out units
When a unit can't be saved, we size its replacement to your space and how you use it, take care of the permit and install it safely. Installation and replacement estimates are free.

Signs Your Building's HVAC Needs a Call

  • Some areas too hot, others too cold

The front of the store is warm and the back office is cold. The cause is usually a worn unit, a damper motor that stopped working or controls set up wrong.

  • Gas odor or headaches inside

Clear the building, turn off the gas if it is safe to, and call the gas utility. After that, call us. We won't relight gas equipment until we find the cause.

  • Tripped breakers or short cycling

A unit that cycles on and off every few minutes or keeps tripping its breaker often has an electrical fault or low refrigerant. Ignore it and the compressor may burn out.

  • Stained or wet ceiling tiles

Rooftop units send off condensate. If the drain clogs or the pan rusts through, water can drip into the ceiling and damage tiles and stock.

  • Higher bills, same usage

Dirty coils, loose belts and tired parts force a unit to run longer for the same result.

What Affects Commercial Pricing

No two buildings match, so we price a job once we've seen it. Your written quote breaks out parts and labor, and you have the number before work begins. These are the usual reasons it changes.

Equipment type and size

Repairing or replacing a small split system costs less than a big rooftop unit with gas heat and economizer controls.

Getting to the roof and site

A fixed roof ladder keeps things simple. A tall building, a steep pitch or a new unit that has to go up by crane adds time and cost.

How easy parts are to get

Everyday parts are quick to find. Parts for older or uncommon units may take longer and cost more.

Permits and scheduling

Replacements generally require a mechanical permit and inspection, and we pull it. Working outside your business hours so you don't have to close can also change the schedule.

What a Commercial Call Looks Like

  1. 1

    Call and describe the problem

We ask about your equipment, your building and your hours. Urgent problems get a visit at any hour, day or night.

  2. 2

    Safe setup and lockout

We check in with your person on site, set up roof access away from the entrance and lock out power and gas before any panel comes off.

  3. 3

    Diagnosis and quote in writing

We test the unit, show you the failed part and give you a written quote before work starts. If you approve the repair, your diagnostic payment is taken off the bill.

  4. 4

    Fix, test and clean up

We make the repair, run a complete cycle, confirm there are no gas leaks and combustion is safe, then carry off old parts and packaging.

Commercial HVAC questions

Can you work before or after we open so we don't have to close?

Yes. For planned repairs and replacements we can schedule early mornings, evenings or days you are closed. Tell us your hours when you call and we will plan around them.

Does a late-night or weekend visit cost more?

It doesn't. A rooftop unit that dies at 11 p.m. on a Sunday gets billed the same way as one that quits midweek, because we have no emergency or after-hours fees. You still get a written quote before we start the repair.

Which commercial buildings do you work on?

Mostly smaller buildings like retail shops, offices, clinics, restaurants and shop spaces in Cheney and nearby towns like Airway Heights and Medical Lake. If you are not sure we fit your building, describe it on the phone and we will tell you straight.

How do you keep our staff and customers safe during the work?

We lock out power and gas at the equipment, keep ladders and tools out of walkways and stay clear of roof edges and skylights. If we need to shut the system down for a while, we tell you first so you can plan for it.

What happens to the diagnostic charge if we approve the fix?

It gets subtracted from your repair bill, so you are not paying twice for the same visit. We write up the quote first, and you decide with the full number in front of you.
